What is a scorecard?
Created to address the specific needs of professional property managers and landlords, JB Tenant Screening’s scorecard tools help landlords quickly make higher quality and more consistent leasing decisions. The scorecard provides a recommendation against your own pre-established income, credit and background criteria. The recommendation provided is a simple pass or fail (and in some instances conditional) against each of the pre- established criteria. Scorecards are available through the client’s personal dashboard. No special software if required.
Scorecard Pro
Scorecard Pro offers property managers and landlords a powerful automated decision making tool for their leasing activity. After acceptable income, credit and background parameters are established, each prospect is scored against those criteria and a pass or fail (and in some instances conditional) score is calculated. Action prompts can be included where approval may be subject to higher rent or security deposits. Scorecard Pro helps ensures that leasing decision criteria is consistently and fairly applied to all prospects. Scoring criteria can be customized by landlord and/or property.
Scorecard Pro is available to property managers and landlords that operate their legally established business from a separate and secure environment and not from their home or other unsecured facility.
Small Landlord Solution
Our Small Landlord Solution includes an automated scoring process against a limited number of credit criteria. An overall score of pass or fail is provided after comparing credit information against the user’s pre-established set of criteria. Sometimes referred to as a “decision only” product, the Small Landlord Solution allows for a reasonable application of financial due diligence.
The Small Landlord Solution is available to most property managers and landlords.
Process Options
JB Tenant Screening’s work flow process allows several options to landlords. These options let tenant screening fit seamlessly into the landlord’s existing processes or provide an opportunity to improve them. The processes described below can be customized to meet a variety of client needs.
One-step Process – Once the landlord enters the prospect’s personal information into our system, the credit report, criminal searches and civil searches are begun. As the different searches and reports are completed, the landlord has access to view them in their dashboard. Once everything is completed, the landlord will receive an email notification that the report is finished and can be viewed and downloaded from the system.
Two-step Process – Once the landlord enters the prospect’s personal information into our system, a credit report is ordered and returned almost instantaneously. The landlord has the option at this point to discontinue the process if the credit report and score is unacceptable. Otherwise the landlord can continue the process and order any criminal or civil searches. As the different searches and reports are completed, the landlord has access to view them in their dashboard. Once everything is completed, the landlord will receive an email notification that the report is finished and can be viewed and downloaded from the system.
Tenant Invite Process – With this option, the landlord initiates a request in our on-line system. An email is then generated that is sent to the prospect. The email contains a secure link to our system that will allow the prospect to furnish us with the necessary personal information to begin compiling a report. As the different searches and reports are completed, the landlord has access to view them in their dashboard. Once everything is completed, the landlord will receive an email notification that the report is finished and can be viewed and downloaded from the system.
Required Disclosures – Under the One-step and Two-step processes, the landlord is responsible for collecting all required disclosures and authorizations from the prospect. Our system captures these documents if the Tenant Invite Process is used.
Landlord Forms – Forms created or used by the landlord can be included in the Tenant Invite Process.
System login options – We can provide landlords with a login widget to put directly on their own website. This allows prospects to get started without having to leave the landlord’s website.
